Need partners
ok, here is my problem: Im trying to buy a hotel in my area that has been closed for about 5 years, due to sewer problems. i'v been in touch with the current owner and he wants to sell it to me. I need investors to buy 10% of the hotel at the cost of $375,000 each (8 investors). the hotel has 143 rooms, 3 meeting rooms, restaruant, bar, and indoor swiming pool. It was built 30 years ago as a Ramada Inn. at the cost of $2 mil. just the building alone is worth $4.2 mil. when open it is going to be worth over $5 mil I'v talked the owner down from $1.7 mil to $1 mil. I antisipate the profits to be around $10,000 per month per investor. remember (the investors will own 10%) on top of their investment. It's a good deal, and I dont know how to convence anyone that this is not a scam. Just call me or email me for further information. 970-380-3845 My wife and I will be running it as general managers. I need to get the investors on board before i can start the clean-up, and renavations. We have the contractors and suppliers standing by. I also have an attorny on retainor to draw up a contract for all the investors. This is being done because i realise that this is a lot of money, and i dont' want anyone to lose out on this opportunity. Please remember that I only need 8 Investors, so move fast before someone else takes your seat. |

I'm not interested in your venture but I will offer just a bit of friendly advice...
either learn how to spell or at the least learn how to use a spell checker...if you want to be taken seriously... I do wish you good luck |

There's almost no chance you're going to find anyone in an online forum like this who is interested - not only is it unusual but the investment amount will scare most people away. What you should do is write a business plan (e.g. showing that you project a break-even point at 3.2-years per investor), how you plan on spending their money, and why you believe the market will allow you to meet the revenue targets. You should also compare the investment / risk against other options open to an investor, such as index funds.
I would get a signed contract with the current owner to lock in the price, exclusively, and distribute your business plan widely. Meet with your local chamber of commerce, find local VCs, talk with bank officials, etc. While this very sounds interesting, it requires local investors who will meet with you face-to-face regularly. You will probably have a very hard time finding the connections, raising interest, and trusting your capabilities. You need to remove as many barriers as possible and convince them that this is a low-risk venture. Best of luck! |

You might check your local SCORE office to see what they have. There are a few websites (like gobignetwork) that help you find investors, etc.

medialint, I think the name of this section should be little vertical targeting webmasters like this "webmaster business help" or Webmaster business section" that will avoid such posters to start a thread for investment help like this.
