Question Looking for an HTML/CSS Editor. Suggestions?

Hello all. I'm looking for a decent HTML/CSS Editor and rather than install anymore trial versions, I thought I'd ask you guys as to what you use. I do have a couple of "must haves" before I'll put down money on an editor. If anyone is using an editor that meets and exceeds my small wish list, please let me know where I can find it / try it. Please and thanks!

1. Must have IE / NS / Moz real-time preview capability (heck, even throw in Opera just for the fun of it not that I care so much) so I can see what my pages will look like before I upload them to the server. Not just that, but as I type, I want to see my code and content appear in the split preview pane beneath my code. That's what I mean by "real time". I don't want to click a button and Explorer or NS/Moz opens and shows me my page. I guess you could call it an "internal previewer".

2. Must have support and continue to be developed. My current editor stopped being supported and developed any further about 5 years ago. I need something that is continually being developed, just as the Internet itself is. *S*

3. I know how to code from scratch, I'm just lazy. Must have ability to insert HTML tags with click of button in toolbar. If I want to insert <strong> or <br> or <p>, I just want to click and it's inserted. Some "wizards" would be nice. Like a table wizard. It's not that I don't know how to code a table, it's that I find the process redundant. So some basic, run-of-the-mill, useful wizards would be nice.

Other than that, I'm open to suggestions!

Hi and thanks for your input. Free is nice, but I'm willing to spend some money on this venture -- how much is up to me but certainly not the price of Adobe GoLive, for example, which I installed the "try before you buy" version after I posted this message. Their preview feature doesn't fit my requirement.

Does Dreamweaver meet my requirements? I've heard of it but never used it. I've heard it's something like Front Page? Is that true?

Well if you took a concensus I'd say Dreamweaver would be one of the most popular.

I would say its more user friendly than FrontPage and it does not require the FrontPage extensions.

To be truthful I've really enjoyed using online management software like Siteframe, I can make updates via the web.

Have you checked out ACEHTML?
That is pretty good (What I use), I think it probably has all the features that you are looking for. You do need to know a bit of HTML though
It has a free version (I think) , and the pay version is only about$40 MAX.
Currently supported and being furthered developed.

Thanks for the input. I'll look into it. And don't worry, I know how to code HTML/CSS from scratch.

Dreamweaver matches your spec exactly. I'd download the demo, post questions if you have any... but, my feeling is that through use of it, you'll find it meets your requirements.
