Popup window to pop only ON CLOSE

I am looking to create a popup window.

The problem is I only want the popup window to open if the user closes the window (not clicking the back button or submitting the form on that page)

The popup is a special offer and I only want it to pop if the user actually leaves the site by xing the window.

Popups like this really suck so I am not even going to give you a clue.
