Where Is The Best Place To Locate A Mobile Site?

Hi,

Is it best to locate a mobile site within an internal folder on the primary domain (URL/mobile) or on a .mobi domain (URL.mobi)?

We are also developing iphone and blackberry applications, so I am thinking that it might be better to use the first option...

URL/mobile
URL/iphone
URL/blackberry

etc

If I used the later option I might be stuck in terms of the other apps.

Are there SEO benefits to using either of the options presented?
