Dedicated server for gaming

Ok Im looking for a server capable of handling 2 ... 20 slot counter strike 1.6 servers , 1 20 slot source server and a teamspeak server. Im currently Renting one in NY but the lagspikes with the server lately has driven me to seek new hosting. I prefer NY or texas (the planet). But will listen to anywhere in the east or central .

Please post Ip's i can ping or game servers i can check out with your offers. Im looking for a company that Can provide a Smooth gaming enviroment for us. My budget is between 75 to 100 a month . No set up fees please. I look forward to any offers you folks can supply.

Wow offers are slow.. I figure i need a 2.4 processor 512-1 gig of ram 20 gig hard drive and enough transfer and bandwith to support 3-4 servers. Also if anyone wants to quote me a price for just a 22 slot cs and a 22 slot source .. Im open to hear them offers too..
